Highland Development Company Announces Groundbreaking of Iota Fox Station, 148-unit transit-oriented apartment community, in Globeville Neighborhood of Denver, Colorado

DENVER, Colorado, April 15, 2022 – Highland Development Company (HDC), a Denver-based real estate development company, announced today the groundbreaking of its newest multifamily residential community – Iota Fox Station – in Denver’s Globeville neighborhood, a block from the 41st and Fox transit station.  The 148-unit, transit-oriented, apartment community is scheduled to open in the summer of 2023. The general contractor for the project is MPC, and the architect is KTGY Architecture + Planning.

The general contractor, MPC, leveraged its strategic project delivery method, United Project, to engage each project stakeholder early in the design phase. Ultimately, this collaborative approach promoted greater team alignment and true transparency regarding alternative, more cost effective options in all areas. “We are excited to be breaking ground today on an innovative housing option in Denver at Iota Fox Station,” said Michael Martines, CEO of MPC. “This community gives residents the chance to live in contemporary urban luxury in Globeville, one of Denver’s most up-and-coming locations.”

Iota Fox Station will feature well-appointed amenities and best-in-class finishes. The community’s 148 apartment homes will be constructed of five stories wood frame over two levels of concrete podium. Floor plans will include studio, one-, and two-bedroom apartment homes. The building will be equipped with a storage and maintenance area for residents’ bikes, skis, and other outdoor gear.

Resident amenities will include a state-of-the-art fitness center, coworking spaces, flexible lounge spaces, and a spacious sky lounge on the 7th floor with sweeping views of downtown Denver and the Rocky Mountains.

Located at 500 West 41st Avenue, the transit-oriented community will be situated directly across the street from the 41st & Fox transit station, one station north of Denver’s Union Station, and near the 41-acre Fox Park mixed-use redevelopment, anchored by the World Trade Center campus. Iota is also centrally located near I-25, offering easy access to neighboring areas such as River North (RiNo), Sunnyside, the Highlands, Five Points, Chaffee Park, and LoDo. I-25 and Fox St., via Park Ave., also provide direct access into Denver’s Central Business District.
